Documents for assessors, lenders and valuers
A useful pack identifies what was installed, how the roof was assessed and what a named decision maker has requested. It does not make every document sufficient for every case.
Installation identity and design record
Gather the contract, installation date, installer identity, product or system information, design calculations, warranty or guarantee, relevant certificates and installation photographs where held. Record the source of each item and leave missing fields unknown.

Property and roof-condition record
Keep previous surveys, roof-covering or repair records, before-and-after photographs, ventilation information, moisture observations and reports together. A document records its author’s scope and date; an appropriate professional decides what it means now.

The assessor brief and report
Include the question to be answered, access available, known roof build-up and transaction context. Ask the report to separate observations, readings, inspection limits, opinions and recommendations.

The named decision-maker request
Keep the lender, valuer or buyer request in its original wording and ask what report, remedial scope or completion evidence is required. The House of Commons Library briefing describes varied lender approaches, so do not replace the live request with a generic list.

Next steps
- Inventory records already held and label every source, date and unresolved gap.
- Give the relevant assessor the same installation, property and roof record.
- Ask the named lender or valuer which additional evidence its live case requires.
